Stockland owns, manages, and develops shopping centres, logistics centres and business parks, office assets, residential communities, and retirement living villages. It operates through the following segments: Commercial Property, Residential, Retirement Living, and Other. The Commercial Property segment invests in, develops, and manages retail, office, and logistic and business park properties. The Residential segment delivers a range of master planned and mixed use residential communities in growth areas. The Retirement Living segment designs, develops, and manages communities for retirees. The Other segment includes aged care businesses, dividends and distributions from strategic investments, and other items. The company was founded by Ervin Graf in 1952 and is headquartered in Sydney, Australia.

With confidence in Australia’s building industry at six-year highs, there’s never been a better time to reassess the fortunes of listed stocks significantly exposed to the much-beleaguered construction sector.
If the economic data responsible for driving the construction sector forward is any indicator, the momentum of cautious optimism looks set to continue.
Of the 23 ASX-listed stocks with varying exposure to residential property, just five achieve Skaffold’s preferred A1, A2, B1 and B2 scores for balance sheet quality and business performance. Despite strong earnings growth from Coles, Bunnings, Officeworks and Kmart, Wesfarmers Skaffold Score has remained stable at B3. Since 2009 WES has generated a return on its equity of around 8%. Skaffold considers this average business performance. Less than 5% is considered poor.

Contrary to popular belief, there are a handful of listed business that pay a dividend but shouldn’t. When hunting for high-yield stocks, you must have your priorities in the right order.
First priority is don’t lose money. You can avoid losing money by investing in companies with strong balance sheets and sustainable cash flows whose future growth is heading in the right direction.
